You don't want to start a new relationship based on deceit. I think she'll understand, as long as you make it crystal clear that you are single (and you are officially single). I don't think you should start "banging" the new girl, until the old girl is not living with you anymore.
I don't think you need to have a waiting period between the two relationships, but try to be discrete regardless, I'm sure it would hurt your ex to find out you moved on so quickly.
