I had a similar situation with one of my friends. She doesn't use people but we lived great together when it was just her and me. Then her bf practically moved in and we just didn't get along anymore. Eventually she moved out with him and we got along fine then. Me being in the small apartment with a couple was not a good idea.
My advice, move out to save the friendship. A dorm room is a terrible place for a couple and an individual. Too small.
