I would advise maybe not using condoms or at least give it a try. The extra latex wrap can kinda fold up with tight anal (or vaginal for that matter) and cause extra friction and possible pain.
I have used probably half a dozen different lubes but I don't think it matters that much. What's causing you pain is that your sphincter isn't used to being stretched.
So heres my suggestion that worked for me as a guy to make strap on sex not hurt and also has helped one girl I was with have less pain with anal. The secret is butt plugs. Buy some, preferably a pack of 3 different sizes and just wear one regularly until you feel moderate discomfort and then pop it out. Repeat regularly and gradually move up to more size and more time wearing one over time. You will plateau at some point because your anus can only stretch so much, but by the time you get to that point anal will most definently be less painful. Also wear one during foreplay to both get you hornier and also to prestretch you a little. I can even advise you good plugs to buy.
