Sounds like your mom just sucks in general. I'd stop inviting her so she can't reject you. She's obviously not interested in being a mom or a grandma, and you feel like crap when she doesn't show up, so cut her off and everyone wins. She didn't raise you anyway. And it sounds to me like your grandfather left his land to HER, if she got it. Otherwise, you would have had to give it to her. If he left you that land, she could not have legally taken it. Just doesn't happen.
