I understand your feelings but it's time for you to make a very hard decision and leave him. What you have is fake and what you are doing is unfair to both of you, and even kinda cruel. You both deserve to be with someone you love and who loves you back. If you cared about your bf, or youself in the least, you will leave him alone so you can both pursue happiness.
