He's 27 and his mommy is paying the rent. I assume this is because she can't stand him living at home, and he's a manipulative asshole who has guilted his mommy into paying his rent long after he should have been standing on his own feet.
It's his space (even if he's not paying for it and not looking after it), so it seems to me you either accept that he's content to live in a shit-heap, or you decide that you're not willing to live like that and leave him to rot in his own waste. You have to assume that he's never going to get his act together. In fact, the safest assumption is that his slob tendencies will only get worse. You don't have any right to criticise his lack of domesticity in his home, and he doesn't have the right to demand that you clean up his mess.
The most you're responsible for is cleaning up after yourself when you're staying with him.
